The edge creeps in a few feet every year. Briar and vines take the fence line, then pine saplings follow. Brush clearing pulls that edge back to where your yard actually ends. Most Carolina Forest communities run under an HOA. Those rules expect the lot kept clean out to the property line. That is hard when the back edge is briar and volunteer pine. Larger trees stay standing, and we take out the understory around them.
Carolina Forest went from about 3,400 people in 2000 to more than 23,000 by 2020. Roads opened the ground for it. Carolina Forest Boulevard finished in 1996 and River Oaks Drive in 1997. Together they opened roughly 11,000 acres to development. The boulevard was widened to four lanes in 2022 as traffic caught up. Plenty of that acreage is still sitting empty. A parcel left alone for a few seasons is pine saplings and briar now.
Lot clearing gets that ground back to workable. We grind the standing growth down and leave the chips as a mulch layer. In March 2025 a backyard debris burn on Covington Drive grew into a wildfire. It burned past 2,000 acres and forced evacuations in Walkers Woods and Avalon. Mulching leaves no debris pile behind. Thinner brush along a lot line can go in a day, and heavier acreage takes longer.
